A 192-unit community in Decatur, GA cut its water use nearly in half in six months, with micrometers on toilets alone. Snapshot: Multifamily · Built 2022 · 192 units · 384 tenants · Scope: toilets only · Result: 46% less water, $80,476 off the water bill in the first six months
A 192-unit multifamily community in Decatur, Georgia, completed in 2022, with 384 tenants and a local combined water and sewer rate of $11.43 per HCF.
New construction looks efficient on paper. Yet the building was using 62,111 gallons a day, or 162 gallons per tenant, and water cost $148.30 per unit every month. Like every water bill, this one showed the total but never the source of leak. Silent waste such as running toilets and high-flow fixtures never triggers an alarm. It just shows up as a line item that erodes NOI.
DrizzleX installed its patented micrometers on every toilet across the property. Data is transmitted by LoRa, the same free low-energy radio technology utility meters use. The dashboard flagged leaks and overuse at the unit level, with alerts prioritized by cost so maintenance fixed the most expensive waste first. City water bills then confirmed the results in real dollars.
The results: first six months

Why it matters: This result came from toilets alone, with no other fixtures metered, in a building less than three years old. New doesn't mean waste-free.
